Pine Trees Residences and SPA is a multi-family residential building in the town of Bansko, Bulgaria along the main ‘Glazne’ street about 600 m away from the ‘Kempinski’ hotel and about 750 m from the base station of the Gondola ski lift with direct views to the mountain peaks ‘Chalin valog’ and ‘Todorka’. The average altitude of the building is 1 047,50 m.

The ‘Engineering consulting group Inc.’ company provided independent construction supervision.

Architecture and construction

The main entrance of the building faces north east. Access to the 4 undergrond parking garages is provided by a ramp located at the east side of the building. At this level there are also a sports and recreation center with a jacuzzi, a health/fitness club, steam bath, sauna and locker rooms, ski center, boiler and utility room.

The building has two stair wells and two passenger elevators.

The ground floor features a lobby bar with a fireplace, a reception desk, a shop and eight apartments /1 two bedroom and 7 one bedroom/.

The first, second and third floors have eleven apartments each /1 two bedroom and 10 one bedroom/ - seven of which are accessible from stair case 1 and four – from stair case 2.

There are 11 apartments on the forth floor – 1 two bedroom, 6 one bedroom and 4 studios – seven facing stair case 1 and four – stair case 2.

There are 3 studios and 1 one bedroom apartment on the fifth floor.

The outside walls are built of 25 cm ceramic bricks and 5 cm EPS insulation appropriate for the local alpine climate. The inside walls are also made of ceramic tiles 12 cm thick. The inside wall surfaces are finished with machine-applied KNAUF stucco.

The facade surfaces feature natural stone, white mineral stucco and wood. The windows are of very high quality – 4 panels PVC with 24 mm thickness ‘Golden oak’ in colour. The wood and glass balcony railings feature architectural designer handles.

The concrete roof is lined with insulation and waterproofing materials and covered with composite tiles.

The building features:

• Composite granite floors in the common areas and stairwells;
• Composite granite floors in the kitchens and corridors and composite parquet in the bedrooms and living rooms;
• Rooms – latex paint;
• Bathrooms – tiles on the walls and terra-cote floors;
• Bathroom fixtures - sink, single piece toilet bowl, shower head with hardware;

The building has monolithic, beam skeleton structure. Vertical bearing elements – columns and seismic support rings, horizontal – 45 cm beams and 16 cm thick concrete platforms. The building has a 65 cm concrete foundation.

Heating and ventilation

The building has a heating installation comprising vertical branches and horizontal mains along the ground floor ceiling. Each room has an aluminium heating battery with ‘lira’ type batteries in the bathrooms. The system is powered by a hot water oil furnace situated in a boiler room at the ground floor.Heating and ventilation

The building has its own electrical post providing adequate power, an intercom, TV and Internet installations.
